What to Do If Your Water Heater Is Leaking

Discovering water pooled on the floor around your water heater is alarming — and it should be treated with urgency. A leaking water heater can cause significant water damage to the utility room, adjacent walls, and flooring in a short period, and some leaks can escalate rapidly. The good news is that if you act quickly and follow the right steps, you can stop the damage and get accurate information about whether repair or replacement is the right next move.
Step 1: Identify Where the Leak Is Coming From
Not every puddle near a water heater comes from the tank itself. Before taking any action, identify the source. Common leak sources include: the cold water inlet connection at the top of the tank, the hot water outlet connection, the temperature and pressure (T&P) relief valve and its discharge pipe, the drain valve near the bottom of the tank, and — most seriously — the tank body itself. Use a dry towel to wipe the connections dry, then observe where new moisture appears. The location of the leak determines whether it is a repair-level problem or a replacement situation.
Step 2: Turn Off the Water Supply to the Heater
Once you have identified the approximate source, shut off the cold water supply to the water heater. There is typically a dedicated shutoff valve on the cold water inlet line running into the top of the tank. Turn it clockwise until it stops. If this valve is seized or missing, go to the main water shutoff for the house and close that instead. This stops new water from entering the tank and limits the total volume that can leak.
Step 3: Turn Off the Energy Source
For a gas water heater, turn the thermostat dial to the 'Pilot' position — this stops the burner from firing while keeping the pilot lit, which is the safest position while the tank still contains water. If you are shutting the heater down completely, turn the gas valve to 'Off.' For an electric water heater, go to your electrical service panel and flip the breaker for the water heater to the off position. Never leave a gas or electric heater running with no water supply — it can overheat and cause further damage.

Inlet or Outlet Connections
Leaks from the threaded connections at the top of the tank — where the supply and hot water lines connect — are often repairable by tightening the connection or replacing a deteriorated fitting. These are not tank failures and do not necessarily require replacing the unit.
Temperature and Pressure Relief Valve
The T&P valve leaks or drips for two reasons: the valve itself has worn out and is no longer sealing properly, or it is discharging because internal pressure or temperature is genuinely elevated. A valve that is simply faulty can be replaced. If the valve is discharging due to actual overpressure or overtemperature, there is a more serious underlying issue that must be diagnosed — this is not simply a valve replacement job.
Drain Valve
The drain valve at the bottom of the tank can develop a slow leak from a worn-out rubber washer. This is an inexpensive repair — replace the valve. Make sure it is not merely loose from vibration; sometimes hand-tightening (not with tools, as over-tightening can crack plastic valves) resolves a slow drip.
Tank Body
A leak from the tank body itself — from the side, bottom, or any surface of the tank other than a connection point — means the tank has corroded through its interior lining. This is not repairable. A tank body leak means you need a new water heater. Do not attempt to patch or seal a tank body leak; the corrosion extends throughout the interior lining and the tank will continue to deteriorate.
Preventing Water Damage While You Wait
After shutting off the water supply and energy source, use towels, buckets, or a wet-dry vacuum to remove any standing water. Move stored items away from the area. If the water heater is on a raised platform or in a location where water can reach walls or flooring, get as much water up as possible. Take photos of the damage before cleaning — this documentation is useful for a homeowner's insurance claim if the leak caused significant damage.
